Porta Potty, Dumpster & Storage Container Rental in Willow Grove, Horsham & Hatboro

Willow Grove is where Old York Road meets the Turnpike, and the towns around that interchange are a mix the rest of the county doesn't have in one place: the mall and its ring of retail, the business and pharma parks of Horsham along Route 611 and the former air base being redeveloped, Hatboro's small-borough main street, the postwar neighborhoods of Upper Moreland and Warminster where every house has a driveway, and Huntingdon Valley's bigger lots. Upper Moreland Township has one of the region's most specific rules on where a dumpster or a storage container can sit, including on your own property. We deliver porta potties, roll-off dumpsters and storage containers across all of it, on one quote and one invoice, with the township's rules worked into the plan before the truck rolls.

Where We Work Around Willow Grove

The Work That Keeps These Towns Busy

  • Business Park & Pharma Projects

Horsham's office and lab buildings turn over floors and refit labs on a tenant's schedule. A 30 or 40 yard box in the dock on swaps, a 40 foot container in the lot for the furniture and the casework, and units only when the crew can't use the building's restrooms.

  • Driveway Renovations

Upper Moreland, Warminster and Hatboro's residential streets: kitchens, additions, roofs and basements with a 20 yard box in the driveway and a 10 foot container beside the garage, exactly where Upper Moreland's code says they belong.

  • Retail & Restaurant Turnovers

The mall, the Easton Road and York Road corridors and the shopping centers along Street Road, with weekend demolitions, a short box behind the building and a container for fixtures arriving ahead of the floor.

Upper Moreland's Rule: Driveway First, and a Permit Either Way

Upper Moreland Township's code on portable storage units, construction and demolition dumpsters and construction trailers is unusual in the region because it reaches private property. Before any of them is placed on any parcel in the township, or on any public street, the owner of the parcel or the registered owner of the unit has to apply for and get a placement permit from the township. Unless there's no driveway or paved area, or the Code Enforcement Official directs otherwise, the box goes on the driveway or paved area, not the lawn and not the street; and unless Code Enforcement and the police allow otherwise, nothing may sit on a public street for more than five days. Storage units are capped at 20 feet long for a residential lot and 40 feet for a commercial one, 10 feet high, and have to be kept locked when not in use, and the permit holder is responsible for any damage to the street. Horsham Township, a home-rule municipality, regulates the collectors and haulers working inside it through its solid waste chapter; Hatboro Borough and Warminster Township run their own codes for their own streets. Easton Road, York Road, Moreland Road, Street Road, Route 611 and the other state routes are PennDOT's, so nothing sits in their right-of-way under any local permit. Tell us the address and whether there's a driveway, and we'll tell you which rules apply and handle the sizing to fit them. See Dumpster Rental in Philadelphia for sizes, and add a porta potty and a storage container on the same quote.

What Upper Moreland's Permit Means for a Renovation

Most townships only care about a box when it's in their street. Upper Moreland cares about it in your driveway too, and that changes the order of operations on a kitchen remodel or a roof tear-off in Willow Grove. The permit comes first, before the delivery date is set, and the application names the parcel, the unit and the dates. The box then goes on the driveway or another paved area at the property, which for most Upper Moreland houses is exactly where it would have gone anyway, and a storage container on a residential lot is a 20 foot box or shorter, kept locked. A 40 foot container is for the commercial lots.

The five-day street limit is the part that catches people. A rowhome-style placement at the curb, the kind that runs for weeks in the city, isn't available here without Code Enforcement and the police signing off, so a house with no driveway needs that conversation before the demolition starts, and the box has to be sized to fill in days. We'd rather have that call with the township before we quote than have a box pulled off a street on day six.

None of this is a burden once it's built into the schedule. A homeowner who applies the week before the demolition and puts the box in the driveway is in compliance from the first day, and the township's rules keep the street clear for the neighbors, which is the point.

Horsham's Parks and the Former Base

Horsham's business parks along Route 611 and Horsham Road hold some of the region's pharma and lab space, and the work there is the most schedule-driven on this page: a lab refit that has to happen between one tenant's move-out and the next's move-in, a floor of offices that turns over in a long weekend, a roof replacement across a flat acre of membrane. The dumpster is a 30 or 40 in the dock on swaps, the container a 40 in the lot for casework that arrives in one shipment, and the delivery hours are the property manager's. Tell us who runs the building and we'll set the trucks to their clock.

The former naval air station is the county's biggest redevelopment, hundreds of acres being replanned for housing, offices and open space, and as its phases break ground it becomes subdivision work: units that move with the crew, a roll-off on swaps, a 48 foot container inside the construction fence as the laydown yard under a roof. Our West Chester & Chester County page covers how we run units and boxes on a phased site; the approach is the same here.

Hatboro, Warminster and the Events Calendar

Hatboro is a borough of about a square mile with a York Road main street that has held onto its storefronts, and the work there is fit-outs and conversions in buildings with no lot, a short box in a loading zone or a rear alley where the borough allows, and house renovations on the residential blocks behind. Warminster, across the Bucks County line, is bigger and newer: postwar neighborhoods with driveways, the industrial parks along Street Road and Jacksonville Road, and the former naval base's redeveloped campus, all under Warminster Township's own code.

The events run through all four towns: Hatboro's parades and festivals on York Road, the Willow Grove mall's parking-field events, Horsham's park and township days, Warminster's community days and the runs and fairs at the parks and schools. Those need a handful of units in clusters with an accessible unit in each, hand wash stations by the food, and a pickup the morning after; a bigger festival adds a mid-day service. Our How Many Porta Potties Do I Need guide has the planning table; send the headcount and the hours and we'll size it.

Willow Grove, Horsham & Hatboro FAQ

Do I need a permit for a dumpster in Upper Moreland Township?

Yes, even on your own property. Upper Moreland requires a placement permit before a dumpster, storage container or construction trailer goes on any parcel or street, puts the box on the driveway or a paved area, and limits a street placement to five days unless Code Enforcement and the police allow more.

How big a storage container can I have in Willow Grove?

On a residential lot in Upper Moreland, up to 20 feet long and 10 feet high, kept locked when not in use. Commercial lots can take a 40 foot box. Huntingdon Valley, Hatboro and Warminster follow their own municipalities' rules.

Do you deliver to the Horsham business parks?

Yes. We set boxes in the dock and containers in the lot on the property manager's schedule, swap on a plan for refits and roof jobs, and bring units only when the building's restrooms aren't open to the crew.

Is Warminster under the same rules as Willow Grove?

No. Warminster is in Bucks County with its own township code, and Hatboro is its own borough. The driveway is the placement in both, and a box in a street there is a question for that office.
